What are the advantages of a two-story floor plan?

Two-story homes give you more living space on a smaller lot footprint, lower foundation and roofing costs per SF, and separation between living and sleeping areas. Bedrooms upstairs means better noise separation and privacy.

How big is a typical two-story home?

Two-story homes commonly range from 1,800–3,500 SF. A 2,400 SF two-story sits on roughly a 1,200 SF footprint — much smaller than a 2,400 SF ranch, making them ideal for smaller urban and suburban lots.

What goes on each floor?

The standard layout: main floor has living room, kitchen, dining, powder room, laundry, and sometimes the primary suite. Upper floor has all (or most) bedrooms and full bathrooms. This separation is efficient and highly marketable.

Does the primary bedroom go up or down?

Both are popular. 'Master on main' layouts place the primary suite on the first floor for accessibility and privacy — popular with buyers over 50. 'Master up' puts all bedrooms together for convenience with young families.

Are two-story homes harder to build?

Slightly more complex due to stair framing, second-floor subfloor, and upper-floor load paths. But they're significantly cheaper than one-story because foundation and roof square footage is halved relative to living area.
